Las primeras viviendas de Valdecarros podrían empezar a construirse en 2026.

The urban development works in Valdecarros are progressing. The urbanization of the first three stages of this area will be completed by early 2026, allowing for the launch of over 13,500 housing units.

Overall, the urbanization project is planned in eight stages, leading to the creation of 51,000 housing units, with approximately 55% having some form of public protection.

The Minister of Housing, Transport, and Infrastructure, Jorge Rodrigo, visited the development on Friday to assess the progress of the works, covering an area of 19 million square meters, accompanied by Valdecarros President, Luis Roca de Togores.

Rodrigo has criticized the housing agreement proposal from the Prime Minister, Pedro Sánchez, as «completely incoherent» and «an attack on the competences» of the Madrid Community, besides not being negotiated.

Sánchez has called for a State Agreement that triples public investment in housing to almost 7,000 million euros, with 4,000 million coming from the Government and the rest from the regions.

He has also suggested indefinitely safeguarding the qualification of publicly protected housing funded by state funds and creating a public database for citizens and administrations to access real prices for buying, selling, or renting.

LIKE BURGOS OR LOGROÑO

The construction plan includes over 50,000 housing units accommodating approximately 150,000 people, «the population of cities like Burgos or Logroño,» as acknowledged by the Minister.

The free housing units will be distributed among developers, with some being allocated through auctions.

CONTAINING PRICES

The investment in these urbanization works exceeds 2,000 million euros, totaling up to 8,000 million euros for Madrid, including construction.

While they haven’t commented on the housing prices, which are in the hands of developers, they have indicated that the substantial volume of housing will increase competition, potentially allowing to contain or even lower market prices as stated by the Valdecarros President.

Valdecarros is located in the metropolitan belt that stretches from the Carretera de Andalucía to the border of Coslada and San Fernando, between the M-40, M-45, and M-50 highways, surrounded by connections like the M-30, A-3, M-31, and R-3.
